For the last twenty years or so, property home inspections have become routine when purchasing or selling a home. After the home inspector has completed the inspection report and notes the deficiencies with the property, your customer will need an accurate cost estimate for the repairs. It is important to have a qualified and licensed home builder go over the report and do an on-site evaluation of the deficiencies listed in the report and provide a detailed estimate to repair the deficiencies. We have numerous real estate agents that refer to us on a regular basis to provide these detailed estimates. With this estimate, you are then able to negotiate with the seller and determine who will provide and pay for these repairs.

At Lawrence Paul Homes, we are not only interested in providing the customer a detailed repair proposal, but are equipped to expeditiously repair the actual deficiencies as we understand time is of the essence during real estate sales negotiations and pending closing dates. In many cases we can offer your client a deferred payment option by invoicing the repairs so that it may be put onto the HUD statement for payment upon funding from closing.
